Where is Kilyawan Farm Resort located?
We are located in Brgy. Tulay, Ibaan, Batangas. The resort is around 10 minutes away from the Ibaan Exit on STAR Tollway. Check out “Kilyawan Farm Resort” in Waze to see the travel time from your current location.
What are the activities that we can do in your farm resort?
Guests who stay overnight at the resort may swim, join the farm tour, feed animals, or book a relaxing in-room massage. Kids can learn how to make simple nature-based artworks during a leaf art session.
We have a restaurant that offers casual, slow food, with fresh produce from the farm. Groups who prefer to have private meetings may book the air conditioned function room that can fit 25 people comfortably.
Beside the restaurant is a 30-meter long pool with a separate section for kids & babies. There is a shaded lawn by the pool with picnic tables and lounge chairs. We also have a forest playground with swings, nets, and a rope course. The bamboo orchard and nature trail is available for people who want to walk, run, or bike around. We also have 2 pickleball courts and a half basketball court.
Kilyawan Farm Resort also offers add-on activities to checked-in and day tour guests such as fruit picking, egg harvesting, biking, bonfire, Pinoy games, private tractor tours, and poolside grills.
Is your restaurant open to walk-ins?
Yes! However, we encourage reservations just to make sure we're not full on your preferred date.
For big groups (10 and above), we request pre-orders and a reservation fee so that we can reserve a space for you.
Do you allow pets? What is your pet policy?
Yes, we have assigned cabins that are pet-friendly. For overnight stays, pet dogs / cats that are 10 kgs and below have a pet fee of 1000. For bigger pets, there is an additional 1000 but this is refundable upon clearance of your cabin during checkout.
For day tours or restaurant reservations, pets come in for free!
We request guests to clean up after their pets. Please also give other pets and guests space and avoid approaching without permission.
Do you have WiFi?
We have WiFi at the reception area and restaurant but none in the cabins since we encourage guests to disconnect. However, for guests who need a dedicated internet connection for work or other reasons, Smart bro routers are available for rent at 500 pesos per stay. This includes a 200 pesos load which is equivalent to around 12gb of data.
Do you allow early check in or late checkout?
Yes, however, this is subject to availability of the cabins. For early check-ins / late checkouts that exceed 1 hour from the standard time, a fee of P500 per hour is applied.
Can we bring food?
We have a restaurant in the farm resort, so bringing food (except snacks, chips, baby food) and drinks is not allowed.
Guests who book the Master Villa may bring meats and vegetables for grilling as they are allowed to use the outdoor grill for free.
Do you offer Senior Citizen / PWD discounts?
Yes. Standard privilege discounts are applied to your final bill. Kindly present your cards before settling your payment.
How do I commute to Kilyawan Farm Resort from Manila?
There is a bus from Manila that goes to SM Lipa. From there you may take a tricycle to Robinsons Lipa. Across Robinsons is the van terminal going to Ibaan.
Can I host an event in the farm resort?

What is your rebooking policy?
Reservations may be rebooked once within 15 days of arrival and will be free of charge as long as the new booking is within the next 3 months from the time of rebooking. If a reservation is rebooked within 7-14 days of arrival, 20% of the deposit will be forfeited, and the rest will be applied to the new booking (within the next 3 months) subject to prevailing rates. If a reservation is rebooked within 3-6 days of arrival, 50% of the deposit will be forfeited, and the rest will be applied to the new booking (within the next 3 months) subject to prevailing rates. If a reservation is rebooked within 48 hours of arrival, 100% of the deposit will be forfeited, except in cases of force majeure wherein guests can rebook within the month.
Force majeure covers events beyond the reasonable control of the hotel or guests, including but not limited to heavy flooding, signal no. 2 typhoon, volcanic eruption, and disease outbreaks. This provision applies only when the actual date of booking is affected. For bookings with more than 1 night, succeeding nights are not covered and will be assessed on a case-to-case basis, subject to the discretion of the resort.
